Bookkeeping Cleanup for Short-Term & Vacation Rental Hosts

From Platform Payouts and Cleaning Fees to Repairs, Supplies, and Property Expenses, We Bring Order to Your Numbers.

Whether you operate one property or a growing portfolio, your financial records must connect reservations, platform payouts, cleaning fees, taxes, refunds, maintenance, supplies, and property-related expenses.

When that activity no longer tells one reliable financial story, our Financial Cleanup & Restoration process identifies the discrepancies, corrects the records, and strengthens the systems behind your numbers.

Booked Nights Do Not Tell You What the Property Kept

AirDNA’s 2026 Midyear Outlook forecasts average U.S. short-term rental occupancy of 57.4% and a 2.9% increase in revenue per available rental for 2026.

However, occupancy and gross booking revenue do not show what remains after platform fees, cleaning, utilities, repairs, supplies, insurance, refunds, and other property costs.

Reliable records are needed to connect booking performance with actual financial results.

An occupied calendar can still hide an unclear profit.

One Reservation Can Carry More Than One Financial Story

The amount paid by the guest, the amount reported by the booking platform, and the amount deposited into the host’s bank account may all be different.

A single reservation may include:

  • Nightly rental charges

  • Cleaning and additional guest fees

  • Platform or payment-processing fees

  • Occupancy or lodging taxes

  • Discounts and promotional adjustments

  • Refunds or reservation changes

  • Security deposits or damage-related charges

  • Co-host or property-management fees

Each amount must be recorded and classified consistently for the books to tell the complete story.

The booking total and the bank deposit are not automatically the same financial event.

Current Payout Reports Do Not Always Mean Correct Books

A host can have books that appear current while important rental activity remains missing, duplicated, or misclassified.

Financial Cleanup & Restoration may uncover:

  • Net platform payouts recorded as total rental revenue

  • Platform fees and taxes that were never separated

  • Cleaning fees recorded inconsistently

  • Refunds and chargebacks that do not match reservations

  • Expenses assigned to the wrong property

  • Repairs and property improvements classified inconsistently

  • Personal and rental-property expenses mixed together

  • Duplicate transactions created by platform integrations

  • Mortgage principal, interest, and escrow activity combined

  • Occupancy taxes that do not reconcile with platform reports

  • Bank and credit-card accounts that do not reconcile

The question is not simply whether the payouts were recorded. The question is whether the rental activity can be trusted.

When You Cannot Trust the Property Costs, You Cannot Trust the Profit

Unreliable records can make a property, season, or booking channel appear more profitable than it actually is.

Without accurate financial information, it becomes difficult to determine:

  • Which properties are producing sustainable profit

  • Whether nightly rates cover operating costs

  • How cleaning and platform fees affect earnings

  • Whether enough cash is available for repairs and replacements

  • Which seasons or booking channels perform best

  • Whether the business can afford another property

  • How much the owner can safely withdraw

Reliable hosting and investment decisions require reliable property-level records.
